FPI Management has been involved in several lawsuits in recent years. Here are some of the most notable cases:

    • Campbell v. FPI Mgmt., No. B302664 (Cal. Super. Ct., Los Angeles County, filed Aug. 18, 2010). This class action lawsuit alleges that FPI Management violated California law by failing to provide at least 30 days’ notice before terminating the tenancies of low-income housing tenants for failure to pay rent. The case is currently in the discovery phase.

    • Brown v. FPI Mgmt., Inc., No. 2:11-cv-08726-MCE (C.D. Cal., filed Dec. 14, 2011). This class action lawsuit alleges that FPI Management discriminated against African American and Latino tenants by refusing to rent apartments to them or by charging them higher rents than white tenants. The case was settled in 2013 for $8 million.

    • United States v. FPI Management, Inc., No. 2:23-cv-00597-MCE (E.D. Cal., filed June 13, 2023). This lawsuit alleges that FPI Management violated the Servicemembers Civil Relief Act (SCRA) by requiring nine servicemembers who were exercising their SCRA right to terminate their residential lease to repay lease incentives they had received. The case settled in October 2023 for $74,087.

In addition to these lawsuits, FPI Management has also been the subject of numerous complaints from tenants and employees. These complaints allege a variety of problems, including:

  • Unlawful eviction practices
  • Failure to maintain habitable premises
  • Retaliation against tenants who complain about problems
